( MENAFN - Newsroom Panama) A well-crafted house manual can make all the difference in your Airbnb hosting experience. It not only provides guests with essential information but also helps reduce common questions and potential misunderstandings. By setting clear expectations and offering guidance, you create a smoother experience for both you and your guests. Here's how to put together a house manual that covers all the bases. Your guests are likely unfamiliar with your property and the surrounding area. A house manual acts as a roadmap, offering everything they need to know, from how to use appliances to where they can find the best local coffee shop. By addressing questions preemptively, you'll save time answering messages and prevent frustration for guests who might otherwise feel lost. This guide is also an opportunity to showcase your hospitality, leaving a positive impression that could translate into great reviews. Start your manual with a friendly welcome message. Thank your guests for choosing your property and set a warm, inviting tone. Briefly highlight what makes your home or the local area special to create excitement for their stay. Clearly outline the rules for your property, but keep the tone polite and approachable. Cover essentials like noise levels, smoking policies, and guidelines for additional guests. Use language that's firm yet considerate, ensuring your expectations are respected. Provide step-by-step details for both check-in and check-out procedures. If you offer self-check-in, include instructions for using a lockbox or smart lock. For check-out, list any tasks you'd like guests to complete, such as taking out the trash or loading the dishwasher. Guests often need help with appliances they're not used to. Include simple instructions for things like the thermostat, washer and dryer, or any high-tech kitchen gadgets. Don't assume everyone knows how to operate a smart TV or coffee maker; a little clarity goes a long way. Add a section with emergency contact information, including your phone number and a backup contact if you're unavailable. Provide details for local emergency services, such as the nearest hospital or fire department. Your manual should be easy to read and navigate. Use headings, bullet points, and numbered lists to break up the text. Adding visuals, like photos or diagrams, can make instructions even clearer. For instance, a photo showing the location of a hidden keybox can save a lot of confusion. Consider whether a digital or printed manual works best for your property. A printed manual is convenient for guests who prefer something physical to refer to during their stay. On the other hand, a digital version allows for easy updates and can be sent ahead of time, giving guests a chance to review it before arrival. Your house manual isn't just a list of rules and instructions-it's an opportunity to enhance the guest experience. Include recommendations for local attractions, dining spots, and unique activities nearby. Tailor these suggestions to your target audience. Families, for example, may appreciate information about kid-friendly parks or museums, while couples might enjoy tips on romantic dining options. A well-organized and informative manual can also influence how potential guests perceive your property when considering Airbnb vs renting through traditional methods. It reflects a professional yet personal touch, giving you an edge in attracting bookings. Your house manual should evolve with your property. If you've upgraded appliances, changed Wi-Fi passwords, or discovered a fantastic new restaurant nearby, update your manual to reflect these changes. Regularly reviewing and revising the manual ensures it stays accurate and helpful, leaving no room for confusion or outdated information. Creating a comprehensive Airbnb house manual doesn't just benefit your guests-it simplifies your hosting experience too. By including essential details, staying organized, and updating it regularly, you'll minimize common headaches and ensure your guests have a pleasant, stress-free stay. A little effort up front can make a big difference in making your hosting journey as hassle-free as possible. Counting will begin in Baramati constituency, where a high-profile electoral battle held between Ajit Pawar, the current Deputy Chief Minister, and his nephew Yugendra Pawar who represents the Nationalist Congress Party (NCP) faction led by Sharad Pawar, along with other 287 constituencies in Maharashtra. With Ajit Pawar representing a faction that aligns with the ruling BJP-Shiv Sena coalition, this internal family rivalry took on new dimensions in Baramati, historically a Pawar stronghold. The constituency saw a voter turnout of 71.57 percent on November 20. Ajit Pawar, interestingly, had opted not to seek support from Prime Minister Narendra Modi or other senior BJP leaders like Amit Shah. His rationale centred on two main factors: the limited time left in the campaign period and financial constraints imposed by election spending caps. His restraint in calling for high-profile rallies might reflect his confidence in his grassroots support within Baramati or an understanding of the localised dynamics at play, where BJP’s presence may not be necessary or beneficial. Furthermore, it underscored the personal and familial nature of this contest, where calling upon national leaders could be seen as a move beyond the traditional boundaries of the local constituency politics. Pawar’s earlier electoral performances, especially his record-breaking win in 2019 with a margin of 1.65 lakh votes over BJP’s Gopichand Kundlik Padalkar, added context to this year's campaign. Despite shifting political alliances and the familial rivalry, he remained optimistic about a "good lead" this time, indicating he still holds sway over a significant portion of Baramati’s electorate. The absence of Modi or Shah in Baramati might also have signalled confidence within the BJP and Ajit Pawar’s faction that his local influence will carry the seat, allowing other BJP leaders to focus on more competitive or BJP-contested areas.

Thousands of Syrians celebrate in central Damascus during first Friday prayers since Assad's fall DAMASCUS (AP) — Thousands of Syrians have celebrated in Umayyad Square, the largest in Damascus, after the first Muslim Friday prayers following the ouster of President Bashar Assad. The leader of the insurgency that toppled Assad, Ahmad al-Sharaa, appeared in a video message in which he congratulated “the great Syrian people for the victory of the blessed revolution.” Meanwhile, U.S. Secretary of State Antony Blinken said in the Turkish capital of Ankara that there was “broad agreement” between Turkey and the United States on what they would like to see in Syria. The top U.S. diplomat also called for an “inclusive and non-sectarian" interim government. American released from Syrian prison is flown out of the country, a US official says WASHINGTON (AP) — The U.S. military has transported an American who was imprisoned in Syria for seven months out of the country. That's according to a U.S. official, who says Travis Timmerman was flown out on a U.S. military helicopter. Timmerman, 29, told The Associated Press he had gone to Syria on a Christian pilgrimage and was not ill-treated while in Palestine Branch, a notorious detention facility operated by Syrian intelligence. He said he was freed by “the liberators who came into the prison and knocked the door down (of his cell) with a hammer.” Nancy Pelosi hospitalized after she 'sustained an injury' from fall on official trip to Luxembourg WASHINGTON (AP) — Former House Speaker Nancy Pelosi has been hospitalized after she “sustained an injury” during an official engagement in Luxembourg, according to a spokesman. Pelosi is 84. She was in Europe to mark the 80th anniversary of the Battle of the Bulge in World War II. Her spokesman, Ian Krager, did not describe the nature of her injury or give any additional details, but a person familiar with the incident said that Pelosi tripped and fell while at an event with the other members of Congress. The person requested anonymity to discuss the fall because they were not authorized to speak about it publicly. Some in seafood industry see Trump as fishermen's friend, but tariffs could make for pricier fish PORTLAND, Maine (AP) — The incoming administration of President-elect Donald Trump is likely to bring big changes to seafood, one of the oldest sectors of the U.S. economy. Some in the industry believe the returning president will be more responsive to its needs. Economic analysts paint a more complicated picture, as they fear Trump’s pending trade hostilities with major trading partners Canada and China could make an already pricy kind of protein more expensive. Conservationists also fear Trump’s emphasis on deregulation could jeopardize fish stocks already in peril. But many in the commercial fishing and seafood processing industries said they expect Trump to allow fishing in protected areas and crack down on offshore wind expansion. Russia targets Ukrainian infrastructure with a massive attack by cruise missiles and drones KYIV, Ukraine (AP) — Russia has launched a massive aerial attack against Ukraine. Ukrainian President Volodymyr Zelenskyy says Russia fired 93 cruise and ballistic missiles and almost 200 drones in Friday's bombardments. He says it is one of the heaviest bombardments of the country’s energy sector since Russia’s full-scale invasion almost three years ago. He says Ukrainian defenses shot down 81 missiles, including 11 cruise missiles that were intercepted by F-16 warplanes provided by Western allies earlier this year. Zelenskyy renewed his plea for international unity against Russian President Vladimir Putin. But uncertainty surrounds how the war might unfold next year. President-elect Donald Trump has vowed to end the war and has thrown into doubt whether vital U.S. military support for Kyiv will continue. Veteran Daniel Penny, acquitted in NYC subway chokehold, will join Trump's suite at football game FORT LAUDERDALE, Fla. (AP) — A military veteran who choked an agitated New York subway rider and was acquitted of homicide this week has been invited by Vice President-elect JD Vance to join Donald Trump’s suite at the Army-Navy football game on Saturday. Daniel Penny was cleared of criminally negligent homicide in Jordan Neely’s 2023 death. A more serious manslaughter charge was dismissed last week. Vance served in the Marine Corps and had commented on the acquittal earlier this week. He said that “justice was done in this case” and Penny should never have been prosecuted. New Jersey governor wants more federal resources for probe into drone sightings TOMS RIVER, N.J. (AP) — New Jersey Gov. Phil Murphy has asked the Biden administration to put more resources into the ongoing investigation of mysterious drone sightings being reported in the state and other parts of the region. Murphy, a Democrat, made the request in a letter Thursday, noting that state and local law enforcement remain “hamstrung” by existing laws and policies in their efforts to successfully counteract any nefarious drone activity. Murphy and other officials say there is no evidence that the drones pose a national security or a public safety threat. A state lawmaker says up to 180 aircraft have been reported to authorities since Nov. 18. About 3 in 10 are highly confident in Trump on Cabinet, spending or military oversight: AP-NORC poll WASHINGTON (AP) — Americans may have elected Donald Trump to a second term in November, but that doesn’t mean they have high confidence in his ability to choose well-qualified people for his Cabinet or effectively manage government spending, the military and the White House. That's according to a new poll from the AP-NORC Center for Public Affairs Research. About half of U.S. adults are “not at all confident” in Trump’s ability to appoint well-qualified people for high-level government positions. Only about 3 in 10 are “extremely” or “very” confident that Trump will pick qualified people to serve in his administration. President Macron names centrist ally Bayrou as France's next prime minister PARIS (AP) — French President Emmanuel Macron has named centrist ally François Bayrou as prime minister, after a historic parliamentary vote ousted the previous government last week. The 73-year-old is a crucial partner in Macron’s centrist alliance and has been a well-known figure in French politics for decades. His political experience is seen as key in efforts to restore stability as no single party holds a majority in the National Assembly. Bayrou was recently cleared in a case relating to embezzlement of European Parliament funds. His predecessor resigned last week following a no-confidence vote prompted by budget disputes in the parliament, leaving France without a functioning government. Macron vowed last week to remain in office until his term ends in 2027. Yankees to get closer Devin Williams from Brewers for Nestor Cortes, Caleb Durbin, AP source says NEW YORK (AP) — A person familiar with the trade tells The Associated Press that the New York Yankees have agreed to acquire All-Star closer Devin Williams from the Milwaukee Brewers for left-hander Nestor Cortes and infield prospect Caleb Durbin and cash. A 30-year-old right-hander, Williams is eligible for free agency after the 2025 season. Bright yuletide in Cebu as economy hits momentum
NEW YORK (AP) — An early rebound for U.S. stocks on Thursday petered out by the end of the day, leaving indexes close to flat. The S&P 500 edged down by 0.1% following Wednesday’s tumble of 2.9% when the Federal Reserve said it may deliver fewer cuts to interest rates next year than earlier thought. The index had been up as much as 1.1% in the morning. The Dow Jones Industrial Average rose 15 points, or less than 0.1%, following Wednesday’s drop of 1,123 points, while the Nasdaq composite slipped 0.1%. This week’s struggles have taken some of the enthusiasm out of the market, which critics had been warning was overly buoyant and would need everything to go correctly for it to justify its high prices. But indexes remain near their records , and the S&P 500 is still on track for one of its best years of the millennium with a gain of 23%. Traders are now expecting the Federal Reserve to deliver just one or maybe two cuts to interest rates next year, according to data from CME Group. Some are even betting on none. A month ago, the majority saw at least two cuts in 2025 as a safe bet. Wall Street loves lower interest rates because they give the economy a boost and goose prices for investments, but they can also provide fuel for inflation. Micron Technology was one of the heaviest weights on the S&P 500 Thursday. It fell 16.2% despite reporting stronger profit for the latest quarter than expected. The computer memory company’s revenue fell short of Wall Street’s forecasts, and CEO Sanjay Mehrotra said it expects demand from consumers to remain weaker in the near term. It gave a forecast for revenue in the current quarter that fell well short of what analysts were thinking. Lamb Weston, which makes French fries and other potato products, dropped 20.1% after falling short of analysts’ expectations for profit and revenue in the latest quarter. It also cut its financial targets for the fiscal year, saying demand for frozen potatoes is continuing to soften, particularly outside North America. The company replaced its chief executive. Such losses helped overshadow a 14.7% jump for Darden Restaurants, the company behind Olive Garden and other chains. It delivered profit for the latest quarter that edged past analysts’ expectations. The operator of LongHorn Steakhouses also gave a forecast for revenue for this fiscal year that topped analysts’. Accenture rose 7.1% after the professional services company likewise topped expectations for profit in the latest quarter. CEO Julie Sweet said it saw growth around the world, and the company raised its forecast for revenue this fiscal year. Amazon shares added 1.3%, even as workers at seven of its facilities went on strike Thursday in the middle of the online retail giant’s busiest time of the year. Amazon says it doesn’t expect an impact on its operations during what the workers’ union calls the largest strike against the company in U.S. history. In the bond market, yields were mixed a day after shooting higher on expectations that the Fed would deliver fewer cuts to rates in 2025. Reports on the U.S. economy came in mixed. Story continues below video One showed the overall economy grew at a 3.1% annualized rate during the summer, faster than earlier thought. The economy has remained remarkably resilient even though the Fed held its main interest rate at a two-decade high for a while before beginning to cut them in September. A separate report showed fewer U.S. workers applied for unemployment benefits last week, an indication that the job market also remains solid. But a third report said manufacturing in the mid-Atlantic region is unexpectedly contracting again despite economists’ expectations for growth. The yield on the 10-year Treasury rose to 4.57% from 4.52% late Wednesday and from less than 4.20% earlier this month. But the two-year yield, which more closely tracks expectations for action by the Fed in the near term, eased back to 4.31% from 4.35%. The rise in longer-term yields has put pressure on the housing market by keeping mortgage rates higher. Homebuilder Lennar fell 5.2% after reporting weaker profit and revenue for the latest quarter than analysts expected. CEO Stuart Miller said that “the housing market that appeared to be improving as the Fed cut short-term interest rates, proved to be far more challenging as mortgage rates rose” through the quarter. “Even while demand remained strong, and the chronic supply shortage continued to drive the market, our results were driven by affordability limitations from higher interest rates,” he said. A report on Thursday may have offered some encouragement for the housing industry. It showed a pickup in sales of previously occupied homes. All told, the S&P 500 slipped 5.08 points to 5,867.08. The Dow Jones Industrial Average added 15.37 to 42,342.24, and the Nasdaq composite lost 19.92 to 19,372.77. In stock markets abroad, London’s FTSE 100 fell 1.1% after the Bank of England paused its cuts to rates and kept its main interest rate unchanged on Thursday. The move comes as inflation there moved further above the central bank’s 2% target rate, while the British economy is flatlining at best. The Bank of Japan also kept its benchmark interest rate unchanged, and Tokyo’s Nikkei 225 fell 0.7%. Indexes likewise sank across much of the rest of Asia and Europe. AP Business Writers Matt Ott and Elaine Kurtenbach contributed.
